CRANFORD CROSSING PARKING GARAGE PROJECT is a Public/Private venture. Township of Cranford provided the land for Redevelopment of the area to Developer Kushner Company and also provided funds to develop a garage for the Township. Cranford Township selected O & S Associates from a group of A/E consultants to provide Owner Representative and Peer Review services from inception of the garage project to its completion.

A brief description of the scope of services performed by O& S Associates, include; preparation of a design criteria for the new garage, review developer’s consultants design for functional ease, architectural and structural compliance, structural durability, drainage, level of lighting, quality of materials and provide on-site inspection as needed to assure compliance with design criteria, conduct meetings and prepare meeting notes, review and negotiate change orders on behalf of the Township and close out the project. The review included, but is not limited to the following: geotechnical investigation and reporting, relocation of existing utilities, foundations, structure, roads, roadway markings, architecture, finishes, facades, vehicle restraint barriers, handrails, waterproofing, drainage, plumbing, lighting, heating, ventilation, air conditioning, fireproofing and fire suppression systems, electrical systems illuminated signage, security, operating equipment, connection to local utilities and commissioning. O & S liaised with the local authorities and utility companies and was responsible for all necessary submissions and approvals.
